Who it is for
- You think a property could be rezoned, but you are not sure.
- You own a site and want to know what you could build on it.
- You are thinking about buying and want a planner's view of the potential first.
- You have received a decision or a letter from the municipality and want to understand your options.
How it works
- Tell us about it. Pick a time and pay the $250 + GST fee. Then complete a short intake form with the address, your goal and any documents you have.
- We research. Before we meet, we review the zoning, the statutory plans, local policy and any history on the site.
- We talk it through. For one hour on Google Meet, we go through what we found, the potential of the site and your options.
- You get a summary. After the meeting, you receive written notes on the potential and the next steps.
Consultation or proposal?
If you already know the outcome you want, such as a rezoning to a specific district, a development permit or an appeal, you do not need a consultation. Request a proposal and we will send you a work program and fee estimate at no charge.
The consultation is not a feasibility study. It is a focused conversation that tells you where you stand and what the realistic options are. If you need a detailed written analysis, we can prepare a proposal for a feasibility study or due diligence report.
